How will I know which plot is mine?
The Kilnaish Estate is 300 acres of land near Tarbert on the West Coast in the Scottish Highlands. The location of the reserve on What3Words is: https://what3words.com/serenade.fish.calculating
We define the exact location of each plot using the UK Ordnance Survey system which is accurate to the nearest millimetre.
The location of each plot is unique. Even using a professional surveyor it may be impossible to precisely locate the smallest plots – at the moment. GPS accuracy continues to improve. However we also provide you with an estimate of the latitude and longitude of your plot to help you locate it with GPS systems that do not use the OS system such as the iPhone and many inexpensive GPS devices whose primary purpose is car travel. Using such familiar items you will be able to reach the area of your plot.
You may use online service such as Google Maps (Latitude & Longitude Grid like GPS – as printed in your Welcome Dashboard) or Grid Reference Finder (uses OS grid).
Let us assume the OS Grid Reference of your plot is X (Easting) 219513000, Y (Northing) 806250000. Grid Reference Finder uses only the first six digits of each – discarding the last three digits.
Enter the first six digits of each co-ordinate (X (Easting) 219513, Y (Northing) 806250) and you will be able to view your plot.
The physical location of each plot is not marked on the ground, and we would prefer to leave the land untouched, so please do not mark it once you have found it.

What rights do I have when I buy a plot?
All customers obtain a "personal right" to their land. This is essentially a contract where we pass the rights to the land over to you. So you can visit your plot, call it your own and essentially do what you please with the land within the normal confines of law (we do also retain rights to prevent the land being used for hunting and shooting).
Further you can sell or pass on the contract as you can with any property. So the gift can be passed down the generations, not just once but forever.
Please note however that the Land Registration etc. (Scotland) Act 2012 does not allow souvenir plots of land to be officially registered so technically we have to remain as the registered owner of the land on your behalf. We will also manage (at no cost to you) the land as a nature reserve on an ongoing basis. The land can only ever be used for the purposes of conservation.

Are there any ongoing costs?
No, this is a single payment and the plot will then be yours in perpetuity with no further obligations or payments required. There are no taxes on land in Scotland. We maintain public liability insurance to cover all our nature reserves. Other than the cost of visiting Scotland (you are certain to want to come and visit your land – there is NOTHING further to pay. EVER!
PLEASE NOTE:
* You will be addressed by your choice of Laird, Lord or Lady by us and within the 300,000+ strong community. Please note you cannot buy a noble title. This is for enjoyment purposes only.
** You obtain a personal right to a souvenir plot of land. This is a form of heritable property that you can pass on to future generations. Highland Titles remains as the registered landowner and manages the land on your behalf.
